Look Out For These Roof Issues When Buying A Home

When shopping for a new home, make sure to check the condition of the roof. An appraisal will usually confirm the condition, but it’s still wise to be in the know when purchasing a home. Here are a few things to look for.

Missing Or Broken Shingles

Do you see any missing, damaged, or curled shingles? This can leave your roof vulnerable to water leaks. Not knowing how long the shingles have been in that condition, there could be damage to the underlayment. You may need either a roof shingle repair or roof shingle replacement. Your local roofing contractor can help you determine what you’ll need to get your roof in great condition again.

Sagging or Aging

Are you purchasing an older home? Ask for records of when the last roof replacement was conducted. Roofs can last anywhere from 25 to 50 years depending on the roofing material. Receiving documentation can help you determine approximately how long you have before the roof reaches the end of its lifespan. A roof that is older and needs to be replaced can show signs of sagging or aging. You can even notice signs of sagging on the ceiling inside of the home. This is an indicator that the roof needs to be replaced.

Even with proper history records, it’s still best to hire a roofing contractor who can assess the roof and discuss how long the roof is expected to last before needing repairs or replacements.

Staining

Do you see water stains on the ceiling? This could be an indicator of a water leak and should be addressed immediately. A roofing contractor will be able to inspect all areas of the home to ensure there isn’t any hidden water damage.

Gutter Issues

Look for gutters that appear old, damaged, or have a blockage. Gutters transfer water that falls onto your roof down the side of your home and safely away from it. If the gutters are old and damaged, they may need to be repaired. If there is debris blocking the gutters, these can typically just be cleaned out. But be sure there aren’t hidden issues with the gutters that you should know about.
